In2assets is gearing to auction a large industrial property in Westmead, Pinetown, comprising two high-roofed warehouses with air conditioned offices.

Under level 3 Covid-19 regulations, the company is able to present the auction in physical and online format at The Durban Country Club on July 22 at 11am. Virend Deonarain, who is handling the auction for In2assets, says the 5 372m² property at 33 Circuit Road is an excellent opportunity to invest in one of KZN’s most sought after and accessible locations.

“It is in the heart of Westmead Industrial with immediate neighbours major names such as Stefanutti Stocks, Bakers and Waltons, as well as logistic companies and vehicle-part suppliers.”

The double-volume warehouses have adjacent air conditioned double-storey office components and are surrounded by concrete yard areas covering about 1 300m² which can accommodate parking for about 30 vehicles.

“The property has a massive 800 amp power supply and excellent warehouse heights of roughly 12m at the apexes and 9m at the eaves. There is also transformer room/sub-station on site.

“Fully secured with concrete palisade fencing and electric fencing, the site can be accessed via three gates off Circuit Road.” The 1 232m² warehouse is accessed through two roller-shutter doors and its administration section has a reception area; individual and open-plan offices; staff ablutions and changerooms and a kitchenette. The larger warehouse has three roller-shutter doors.

“This warehouse is partitioned off to include a workshop at the rear but both components have individual access and can be occupied independently. This administration section has individual offices on the top floor – overlooking the warehouse – and an open-plan office on the ground floor linked to the warehouse.”

There is potential to sub-divide the property so that three tenants could occupy it with access from separate driveways. “The Westmead industrial area, Pinetown’s premier industrial hub, is made up of five individual parks: Maxmead, Alexander Park, Surprise Farm, Monte Carlo Industrial and Mahogany Ridge,” Deonarain says.

“The node has no fewer than five entrance roads – all easily accessed from the N3 – and the property on offer is close the N3’s Richmond Road off-ramp which was recently upgraded and is now suitable for large trucks.

“Westmead’s ease of access to several key routes to the KZN north and south coasts has boosted its status as key industrial node.” For more information, contact Virend Deonarain at 071 383 1735 or email vdeonarain@in2assets. com to arrange attendance as limited seats are available for the physical auction.
